BDA Khata

BDA Khata

BDA Khata refers to the property record maintained by the Bangalore Development Authority (BDA) for properties that fall under its jurisdiction. The BDA is the authority responsible for the planning and development of urban areas in Bangalore, and it regulates properties within its designated layouts or land allotments.

BDA Khata transfer refers to the process of transferring the ownership record (Khata) of a property from one individual to another under the jurisdiction of the Bangalore Development Authority (BDA). This transfer is essential when a property is sold, inherited, or otherwise transferred to a new owner. It ensures that the official records reflect the current owner, which is important for legal, tax, and utility purposes.

BDA Khata

BDA Khata registration refers to the process of officially registering a property with the Bangalore Development Authority (BDA). This registration is necessary for properties developed or allotted by the BDA and establishes the property in the official records. Having a registered Khata is crucial for various legal, financial, and administrative purposes related to the property.

BDA Khata bifurcation refers to the process of dividing a single BDA Khata into two or more separate Khatas when a property is subdivided or when part of a property is sold off. This process is essential for maintaining accurate property records with the Bangalore Development Authority (BDA) and is typically required when a property owner wants to sell or transfer a portion of their land or building to another individual or entity.

BDA Khata amalgamation refers to the process of combining two or more separate BDA Khatas into a single Khata when properties are merged or when adjacent plots owned by the same individual are consolidated. This process is important for updating property records with the Bangalore Development Authority (BDA) and simplifying property management.

Key Points about BDA Khata:
1. BDA Jurisdiction

The BDA Khata is applicable to properties in BDA-approved layouts or land that has been developed and allotted by the BDA. It is similar to a municipal Khata but specific to areas managed by the BDA.

2. Purpose

Like a BBMP Khata (used for properties under Bruhat Bengaluru Mahanagara Palike), the BDA Khata is essential for property tax assessment, property transactions (sale, resale, etc.), and applying for utilities like electricity, water, and sewage connections.

3. Document for Ownership

A BDA Khata is a record of the property in the BDA’s books. It includes details such as the owner’s name, property size, location, and use (residential, commercial, etc.). It serves as proof of ownership, but it is not a title deed. For actual ownership rights, a registered sale deed or allotment letter is necessary.

Types of BDA Khata:
  • A Khata – Indicates that the property is fully compliant with BDA regulations, including layout approval and property tax payment. It is necessary for obtaining building permits and other legal approvals.

  • B Khata – If a property has some irregularities or deviations (such as unauthorized constructions or missing approvals), it might be listed under a B Khata. This type of Khata is typically not considered “complete,” and the owner may need to regularize the property to convert it into an A Khata.
Importance of BDA Khata:
  • Property Tax Payment – A BDA Khata ensures that the property is registered for property tax collection.
  • Legal Transactions – A BDA Khata is often required for any legal transactions, like selling the property or taking out a loan against the property
  • Building Permissions – If you want to construct or modify a structure, having an A Khata from the BDA is necessary to get the required approvals.

Thus, a BDA Khata is an important document for managing properties under the jurisdiction of the Bangalore Development Authority and is essential for legal, tax, and municipal purposes.
